Letting Only
With our letting only service, we aim to package every aspect of the let for you, leaving you with a responsible tenant in place and all of documentation to hand. With the deposit and first month's rent already accounted for, you can take up the reins of future rent collection and management for the remainder of the tenancy. This would be suitable if you live close to the property and are able to deal with repairs and maintenance and to deal day to day with the tenant.
If you instruct us on a letting only basis we will:
- Discuss with you the tenancy most appropriate to your circumstances and the likely rent you can expect, taking into account the property itself, presentation and extent of accommodation, location, local services and amenities and our experience and knowledge of other properties which have let in the area
- Advise on furniture, decoration and other matters which will help you achieve the best rent
- Market and advertise the property in our branches in Whyteleafe, Caterham and Godstone, on regular lettings list, on the internet through findaproperty.com and rightmove.co.uk and advertising in the relevant local press
- Arrange and accompany appointments for prospective tenants to view the property. We will always accompany the viewings.
- Consider and assess prospective new tenants and to take up professional references (including but not limited to credit agency references) on prospective tenants and guarantors.
- Prepare and arrange for completion of our standard tenancy agreement (including any specific amendments or additions as required by you as landlord, or your lessor or mortgage company) and any other documents that are required.
- Collection of the first month's rent and the deposit.
- Handle notifications to the utility companies and local authority to ensure so far as possible that the tenant takes over the responsibility for these costs and charges.
- Arrange for an inventory.
- Prepare an initial statement of income and our costs as soon as possible after the tenancy commences and copy all of the tenancy documentation to you for your records
- Provide the tenant with details of your bank so that a standing order can be set up for the payment of future rents direct to you.
